The Newmarket real estate market showed signs of renewed momentum this May, driven by a surge in inventory, solid buyer activity, and a stabilizing interest rate environment. Here’s what you need to know:

A total of 87 homes sold in Newmarket in May 2025, a 31.8% increase from April’s 66 sales. While that’s a strong rebound on a monthly basis, year-over-year sales are still down 4.4%, compared to 91 transactions in May 2024. The data reflects a market in transition: recovering from slower winter months, but not yet surpassing last year’s pace.

 

📦 Inventory Levels Surge Over 56%

The most dramatic shift this month is the surge in inventory. As of May 31st, there were 411 active listings in Newmarket—up from 263 listings a year ago. That’s a 56.3% increase in available homes, marking a significant shift in market dynamics.

 

This flood of new inventory gives buyers more leverage and greater choice, with less urgency to compete in bidding wars. If this trend continues, it could apply downward pressure on prices, making it crucial for sellers to price competitively and prepare their homes thoroughly.
