A Market in Transition
August’s numbers are in and the housing market is showing some big changes that buyers and sellers across York Region and the Greater Toronto Area should know about.
Inventory Is Rising
Across the GTA, active listings surged nearly 60% year-over-year. York Region saw a 25% increase, while Newmarket inventory is up almost 90% compared to last year.
More supply means buyers now have more options, and the market balance is starting to lean slightly toward a buyer’s market.
Sales Activity Shows Modest Gains
Sales remain below historical averages, but there are some signs of recovery. In Newmarket, 78 sales were recorded this August, compared to 61 in 2024.

Aurora: Over 6 months

East Gwillimbury: Nearly 6 months
These levels all point to a slower pace than in previous years.
Prices Under Pressure
Median prices have softened compared to 2024:

York Region: Down about $70,000

Newmarket: Down around $50,000

East Gwillimbury: The steepest decline, down over $150,000
One standout detail: the $240,000 gap between Aurora and Newmarket — much larger than usual.
